Come fare a riconoscere le truffe quando apparentemente sembra tutto normale tranne il prezzo stracciato.

Giusto, mandare avanti la trattativa senza esporsi. Ma prima ancora di contattarlo, a me è venuto in mente di provare a usare il motore di ricerca delle immagini di Google. Ho aperto Google Immagini con una nuova scheda, ho preso una foto dell'annuncio sospetto e l'ho trascinata nella casella di ricerca.
Ad esempio, trascinando il soggiorno su Affitto.it si ottiene questo.

Ecco un annuncio con le stesse foto: Bilocale Vico Paolo Cortese 8, Potenza Inviato da Jeanne Gardner , 3 apr, 09:33 (anche qui)
e presumibilmente l'originale Anton Martín II - Madrid apartment

L'annuncio di Potenza sembra inserito da uno straniero. Anch'esso è senza numero di telefono, bisogna contattarlo solo tramite posta elettronica. Si ricade nella situazione descritta all'inizio della discussione da Labottegadelfuturo.
Spero sia stato utile per imparare a non farsi fregare.

La cifra mi va bene, però volevo alcune maggiori informazioni sull'appartamento.Ti spiego, vivo da solo e dopo un fidanzamento lungo (avevo 12 anni e la fidanzata me la trovarono i miei genitori per una espansione territoriale) mi sono finalmente liberato della palla al piede (dicono che sia scappata in giamiaica con un giamaicano e che non vuole essere cercata, se la sono pure bevuta) e sto assaporando la mia vita da single.

tipico giochino dei costruttori di villette, che ti vendono una casa di x/3 (considerando che avevano la cubatura per realizzarne solo x/3) come una casa di x mq.
in questo caso:
3 piani.
quello di centro è l'abitazione vera, accatastata come tale. c'è un salone con angolo cottura ed un bagno. tutto regolare. saranno 120/3 = 40 mq. è il massimo che poteva realizzare il costruttore come superficie abitabile.
quello seminterrato è accatastato come cantina/box. non è abitabile (anche se come tutti i seminterrati per loro è luminosissimo...) ed in progetto non è previsto nessun bagno. ma loro te lo danno diviso in due con predisposizione per il bagno.
quello sottotetto è in realtà un lavatoio, non abitabile (soffitti bassi, hmax 2.40 hmin 1.60). ma anche lì c'è la predisposizione per il bagno e puoi ricavarci delle stanze.
ovviamente per ogni piano c'è scala che si ruba altri 5 mq.

il tutto per 378kE.
loro ti vendono 120 mq di casa, poco più di 3000 euro/mq.
tu ti stai comprando 40 mq regolari e 80 mq su cui ti accolli l'abuso di trasformarli per abitarci (senza che avrai mai l'abitabilità).

notare che questo tipo di progettazione è studiata ad hoc. ossia si progetta qualcosa che si presta ad essere valorizzata abusivamente.

non mi era mai capitato di vedere le "predisposizioni" così spudoratamente sull'anuncio.
